A busy road, attractive frontage and affordable headline rent do not automatically make a Hyderabad property suitable for food service. Restaurant premises carry requirements that ordinary retail sites may not meet, from kitchen exhaust and electrical load to fire access and operating permissions. Before paying a token advance, inspect the property with your architect, operations lead and lawyer. The checks below help identify costs and restrictions that commonly appear only after fit-out work has begun.
Confirm the Site Can Operate Legally
Ask the owner for the title documents, sanctioned building plan, occupancy documentation and recent property-tax receipts. Your lawyer should confirm ownership, existing mortgages, litigation and the landlord’s authority to lease the premises. Separately, verify with the relevant authorities and qualified consultants whether the proposed restaurant, café, bar or brewery use is permissible. A previous food outlet does not guarantee that your format, seating capacity, kitchen, late hours or alcohol service will receive the necessary approvals.
- Check GHMC trade-licence feasibility
- Review fire-safety access and requirements
- Confirm commercial use of the premises
- Assess liquor-licence suitability separately
- Record permitted signage and operating hours
Test Utilities, Exhaust and Access
Inspect the electrical connection rather than relying on the load stated by a broker. Prepare an equipment schedule covering air conditioning, refrigeration, ovens, induction units, dishwashing and brewery equipment where applicable, then have an electrical consultant calculate the required sanctioned load. Confirm who will pay for any load enhancement, transformer work, cabling or generator backup. In older Banjara Hills and Jubilee Hills buildings, these upgrades can materially change the opening budget and schedule.
Trace the proposed kitchen exhaust route from the hood to the final discharge point. Obtain written permission for shafts, façade penetrations, rooftop ducts and equipment mounting; verbal consent is not enough. Check water pressure, storage, drainage gradients, grease-trap space, LPG arrangements and waste collection access. In Madhapur, HITEC City, Kondapur and Gachibowli, also test delivery-rider access, customer parking and peak-hour entry restrictions before estimating realistic dine-in and delivery volumes.
Calculate Total Occupancy Cost
Model the lease over its full committed term, not only the first month’s rent. Include GST where applicable, common-area maintenance, property or municipal charges allocated to the tenant, utility deposits, parking fees, generator charges, annual escalation and brokerage. Negotiate when rent begins: possession, fit-out commencement and commercial opening are very different dates. Sites in Financial District or Nanakramguda may also carry building-management charges and fit-out rules that are not visible in the quoted rent.
- Security deposit and refund deadline
- Rent-free fit-out period
- Escalation rate and effective date
- CAM inclusions and annual reconciliation
- End-of-lease restoration liability
Write Approval Risks Into Terms
The lease should clearly state the permitted business, access rights, operating hours, signage rights, exhaust route, parking allocation and permission to install essential equipment. Include a defined condition precedent or exit mechanism if critical statutory approvals cannot be obtained despite proper applications. Avoid broad clauses allowing the landlord to relocate ducts, withdraw terrace access or restrict operations after fit-out. For bars and breweries, have a specialist review liquor and excise implications before treating the location as confirmed.
Attach a signed handover record with photographs, floor measurements, meter readings, existing equipment, defects and the condition of services. Specify who repairs structural seepage, façade damage, lifts, main electrical infrastructure and common drainage. Ensure the final lease reflects every negotiated concession and is appropriately stamped and registered on professional advice. Do not transfer the full deposit merely against a term sheet if title review, technical inspection or approval feasibility remains incomplete.
Key takeaway
Make the deposit conditional on legal, technical and approval due diligence. Compare sites using total occupancy cost and operational suitability, not rent and frontage alone.
